 Real estate sales require a written  contract to begin the process.  All terms of the contract are negotiable. A deed is also prepared to transfer ownership of the property to the buyer.  The deed gets signed at closing and recorded with the Register of Deeds.  

 Title insurance protects real estate owners and lenders against any property loss or damage from liens, encumbrances or defects in the title to the property.  Clear Title is necessary for any real estate transaction. We  do a search on every title to check for any claims or liens against it. Waiting on the title  company is traditionally a common  delay. This does not have to be the case.

This is when the transaction gets finalized. Once the paperwork is signed and the funds are dispersed, the property is  transferred from seller to buyer and the process is officially completed.
